EXETER, NEW HAMPSHIRE – The Ioka Theater has been a historic landmark in Exeter’s Downtown history since it opened as a silent movie theater in 1915. Sadly, the iconic theater had been shuttered for over a century before being redeveloped. Working with the town Historic District Commission, the team at Market Square Architects planned an adaptive re-use of the building, converting it from a theater into 2 floors of condominiums, a floor of retail, and a basement with a speakeasy overlooking the river. The shell of the building was preserved within the original 5,000 footprint with a new steel structure added internally to create new floors within the building, balconies overlooking the river on each floor, and a rooftop deck for residents. The goal being to maintain the look and feel of the original theater building while updating it with new functions and ADA accessibility.
